General home maintenance is a must to keep your home in tip-top shape. Preventative maintenance can help avoid major and expensive repairs later on. Here are just a few suggestions:
January-Clean the condenser coils beneath or behind your refrigerator so that it cools more efficiently. Call a heating company to preform an efficiency house check. (Most do it for FREE).
February-Inspect the grout and caulk around the sinks, bathtubs and showers. Repair or replace damaged areas.
March-Replace batteries and test smoke and carbon monoxide detectors.
April- Clean all rain gutters and make sure the downspouts are draining away from the foundation. Trim tree branches away from your house.
May-Service your air-conditioning system before the weather gets hot. Repair and replace broken screens on windows and doors
June- Clean the lint from the cloths dryer vent where the air is vented outdoors. Clean exterior windows.
July- Check GFCI devices and outlets using the test button. If they fail to trip they should be replaced. Make sure that all sprinkler heads are working properly for water efficiency.
August- Check the roof for missing or damaged materials and interior ceilings and walls for signs of water leakage. Remember to check after storms and high winds.
September- Service your heating system before the weather turns cool.
October- Inspect and clean the fireplace and flue before lighting your first fire of the season. Clean all raingutters from any fallen leaves from nearby trees. Also, a great time to add roof heat coils for any winter ice daming.
November- Replace batteries and test smoke and carbon monoxide detectors. Wash all duvet covers and down blankets.
December- Review your fire escape plan. Check the pressure and expiration date on all fire extinguishers.
* On a monthly basis, replace heat pump/AC filters to run the equipment properly.
