Rates are still holding their own. We still have 4.75% today on a 30 yr and 4.0% on a 15 yr. I do antcipate the rates going up an eigth or a quarter a point on Friday. There are new compensation plans that come out on Friday for Banks, Brokers and all originators of loans. So we will see how that goes. But for the next few days business as usual.
